Here are some important rules and regulations that all residents should be aware of or keep in mind. Please be advised that several of these points may result in fines or other penalties for repeated violations.
- Trash/recycling is picked up on Tuesday (unless Monday was a holiday). Please do not place your trash before 5 PM on Monday (Tuesday of holiday weeks) and return the containers to your garage by the evening of trash day. Repeated violations are subject to a $25 fine.
- Dues are payable on the 1st day of the month and will be considered late if not paid by the 20th. A late charge will be levied on the late payments. Mail payments to P.O. Box 449, Savoy, IL 61874.
- While we have no policy powers, we have established a speed limit of 15 MPH on our streets. Please comply for the safety of young and old.
- Excessive noise is not tolerated at any time AND the definition of excessive gets much more stringent after 9 PM. Repeated violations are subject to a fine.
- Please DO NOT feed wild animals (except songbirds in appropriate feeders). This applies to all grounds owned or managed by both our condo association and the Lake Devonshire HOA. Photographic proof of such conduct will be subject to a fine.
- Fishing in Lake Devonshire is permitted by all members of the Lake Devonshire association. ALL OTHERS must be escorted by residents of the LDHOA.
- Parking is permitted only driveways and parking pads. IT IS NOT PERMITTED ON STREETS. Additionally, it is only permitted for vehicles used regularly by residents or their short-term guests. Any vehicle not moved within 72 hours is subject to towing, at the owner’s expense.
- Pets are allowed and carry the following rules:
- Always pick up after your pet. (Photographic proof equals fine.)
- No more than one pet is permitted per unit. (Note: the Board may approve a second animal if it is small.)
- The pet does not cause noise problems or is not properly socialized with other animals.
- We know a number of persons from the neighborhood who regularly walk their pets in our area. If you see any violation of our rules, please report them to a board member.
- We live in Condo community and the concept of Limited Common Elements (a legal term which means if the structure or area exists solely for the benefit of unit owner or tenant) means the owner is responsible for the “…repair and maintenance of the element.” In case of patios and balconies, if you see the need for repair on an element belonging to you, please stand ready to repair it. Contact our property manager for assistance in finding workers to do the repair, if needed.
- There will be times when damage to a limited common element in one unit creates damage in an adjacent unit. Insurance company rules vary on these situations, but if your company covers it, we expect you to use the coverage you have paid for. If they will not cover it, we expect you would offer to cover the deductible of the affected unit owner’s insurance.
